Housings development in low-density neighborhoods

Abstract

In the last decade Chile’s housing prices have increased and most of the new buildings do not consider the height and density of the neighborhoods where they are placed. However, the production of collective housing with reduced neighborhood impact and at prices that can be subsidized by the State is not a priority goal for policy makers. This research explores the design of a residential financial and architectural model with reduced impact on the urban environment, low land consumption, lower unit sale price than the market average, and high return for the developer. Our results show that low-rise building makes neighborhood protection and the reduction of the housing deficit compatible, thus it overcomes the false choice between mega redevelopment or decline. This exercise is theoretical, although the values considered for neighborhood location, costs, and regulations are real. We conclude on the need of a policy to promote small-scale real estate developers and so increase market competitiveness.
